Selling Southlake TX Real Estate

Get it Sold
In the current Southlake TX real estate market, with the overwhelming number of foreclosures to compete with, the average home seller has to do everything possible to make his or her home shine above the rest. Although the Southlake TX real estate market has not felt quite the impact that many of the other Tarrant County cities, such as Grapevine TX homes or the Keller TX real estate market, potential home sellers need to prepare themselves and their Southlake TX homes for the process of selling a home.
To be competitive in today’s real estate market, the most important things a seller should do is prepare his home to be marketed by a Realtor, price it properly, and present it well to all prospective buyers.
Preparing your home for sale is more than just putting a for sale sign in the front yard! There are many preparations that a seller should consider, such as making repairs, painting, cleaning, and removing clutter. A seller may want to consider a presale home inspection to identify problems that may be addressed during the negotiating phase of the sale. A fresh coat of paint, preferably in neutral colors, will make the house show better to prospective buyers. If are not able to invest much into preparing your home for sale, the most important preparation a seller can make is remove clutter and perform a thorough cleaning. Since your intent is to sell your home and move, start early by packing away family photos, clean out your closets, and store any nonessential decorations. You want your buyers to see what your home has to offer them, not all your personal possessions. Make every effort to keep your home clean and tidy. Although it may be difficult at times, especially if you have small children, make every effort to keep your home ready for showing at all times. Your efforts will be rewarded with a quicker sale of your home!
Although preparing your home for sale is extremely important, the most important part of selling a home is pricing it right. Make sure your price is based on factual, current data. In many parts of Tarrant county, home values have declined somewhat over the last few years. It is important to keep informed of the current real estate market in your area. Having information about recent sales in your area is very important to substantiate your price and helpful when negotiating with a potential buyer. This places you in a position of strength in the negotiation process. If your home is priced properly, you will receive more exposure than one that’s overpriced. Buyers may perceive more negotiating room if a home has been on the market for a considerable amount of time. Price it right from the start!
After you have made all the preparations and determined a price, now is the time to present your home for sale. Photos are very important on the MLS listing. Since most people begin their search for a home on the Internet, having quality photos of your home or making a virtual tour of your home is of utmost importance. The prospective buyers may be moving from out of state, and good pictures are all that they have to look at before making a decision of what homes to preview.
With some many homes on the market to choose from, make sure to do all that you can to prepare, price and present your home so you will achieve your goal of selling your home! As always we want to hear from you and look forward to serving your real estate needs, Betty Warden 817-521-4859
