			<content:encoded><![CDATA[<p>Recent changes and the extension of the federal tax credit  for <a href="http://www.realestatenorthtexas.net/">first time home buyers </a>and current homeowners are providing some advantages to people interested in moving to <a href="http://www.realestatenorthtexas.net/pages/southlake_texas_homes.html">Southlake</a> and the surrounding areas.   Based on recent sales data in the last six months, the average sales price of a house in <a href="http://www.realestatenorthtexas.net/pages/southlake_texas_homes.html">Southlake TX </a>was 582,000 dollars, well above the surrounding areas.  With the income requirements necessary for the purchase of a home at this price, many prospective buyers were unable to take advantage of the federal tax credit.<br />
In order to qualify for the tax credit, the closing of the home must be completed by June 30, 2010.  The property must be under contract no later than April 30, 2010, which allows the necessary time period for loan and title work to be completed.  The income requirements have also been increased to $125,000 for single tax filers and $225,000 for joint tax filers.  Single tax filers with income above $125,000 but below $145,000 and joint filers with income above $225,000 but below $245,000 are eligible for partial credit.  First time home buyers that meet these income requirements and that have not owned a home in the past 3 years are eligible for up to $8000 tax credit on the purchase of their home.<br />
Besides income caps being increased, there are new credits available to current homeowners that have owned and occupied a primary residence for a period of 5 consecutive years during the last 8 years.  The tax credit available to these qualified buyers is up to $6500.  The maximum purchase price of the home may not exceed $800,000, which may help with the cost of their new home.  The home buyer must live in the newly purchase home at least 3 years to avoid repayment of the credit.  Members of the military, however, do not have to repay the credit if they are unable to use it due to extended duty.  Active duty military stationed overseas have an additional year, up until April 30, 2011, to have a signed contract of purchase.<br />
With the increase in income requirements and availability to current home owners, the federal tax credit makes buying your new <a href="http://www.realestatenorthtexas.net/pages/southlake_texas_homes.html">Southlake home </a>more affordable and provides more opportunities for current homeowners looking to move.</p>

Just a quick glance at <a href="http://www.realestatenorthtexas.net/pages/keller_tx_homes.html">Keller TX real estate</a> properties in the $150,000 to $200,000 range yielded nearly 40 homes for sale!  The number of affordable <a href="http://www.realestatenorthtexas.net/pages/southlake_texas_homes.html">Southlake TX homes </a>that are available provides potential buyers with a greater than usual number of prospective home choices.  Other areas like Trophy Club, TX, <a href="http://www.realestatenorthtexas.net/pages/grapevine_texas_real_estate.html">Grapevine, TX</a>, and <a href="http://www.realestatenorthtexas.net/index.html">Colleyville TX </a>have a significant number of properties listed at just about any price point.   When there are this many homes to choose from, a buyer should give careful consideration to what they really want in their new home.<br />
To start, a buyer should list the characteristics that the new home must have and must not have.  If you want a one story home with four bedrooms, begin your search with these types of properties.  If you don’t find a one story home in your price range with four bedrooms, would you be willing to give up the extra bedroom, or is a fourth bedroom more important than a one story.  Are you willing to look at homes further away from work or in a different school district, or are these a higher priority than other amenities?  Knowing the answers to questions like these are important in today’s real estate market.<br />
After you have determined what you must and must not have, think about what you would like to have in your home.  These are things that you could live without and that aren’t deal breakers, but would be nice and may influence your final decision.  Would you like a half bath off the living area, a covered patio, or anything that could potentially be added at a future time, but may be involved in your final decision.  Make sure you have your needs and wants prioritized before you start your search so you can focus on what is important to you.<br />
Finding the right home for you and your family is very important and requires a great deal of thought and logic; however, you should not forget that there is an emotional element that must be considered as well.  Keeping your main objectives in mind during your search will keep you more focused on your goals and make your search for the right home much simpler!<br />

<p>However, stocks are a different ball game.Â  So many variables are driving stock prices that it is worth pondering some of them to keep our perspective.Â  Here are some basic facts to sharpen our saws.</p>
<p>â€¢Â Home-building stocks are leading the pack in 2008 with a gain of 24.6 percent in Standard &#038; Poorâ€™s home-building index, making it the top-performing industry.Â  Next, by the way, are casinos and gambling, oil exploration, merchandise, and household appliances.</p>
<p>â€¢Â At the same time, the government reported sales of new single-family homes have fallen to a 13-year low.</p>
<p>â€¢Â One prominent home builder, Toll Brothers, reported a quarterly loss of $96 million but their shares rose 71 cents each.Â </p>
<p>â€¢Â The iShares Dow Jones U.S. Home Construction exchange-traded fund rose 1.4 percent.</p>
<p>On the side of caution and slightly pessimistic, USA Today comments that crazy figuresâ€”like the fast run-up of home-building stocks from 2000 to 2005â€”parallel the rise in dot-com stocks from 1995 to 2000.Â  As with any stock that loses value, the lower prices of the stock may actually encourage the optimist to buy more, driving up the price.Â  For example, one building-company executive bought 300,000 shares of his company stock at $5 each.Â  Others followed suite and that companyâ€™s once-$5 stock costs $10 today.</p>
<p>Homes are not going out of style.Â  Everyone needs a home and, in one sense, homes are necessities.Â  Regardless of the fluctuating stock market, common sense says that the growing population in the United States, and especially in the great State of Texas, will eventually fill up what appears to be a glut of houses on the market and then some.Â  The question is how fast will that happen and how fast will builders need to raise more roofs?Â  Probably not in an instant during 2008 but we are hopeful that our territory will continue to appreciate far ahead of the crowd.Â Â </p>
<p>Weâ€™re putting our cash directly into the real estate itself.</p>

			<content:encoded><![CDATA[<p>After five years of record sales for new and existing homes, the recent 2-percent drop in total home sales in the United States has not happened in forty years.</p>
<p>As of June 2007, the 29-county North Texas real estate region reported that sales have fallen again here.Â  Only 7,254 total homes have sold, down 6.5 percent from a year ago.Â  Beyond <a title="Conserving Energy at Home in Southlake TX" href="http://www.realestatenorthtexas.net/realestateblog/2008/02/16/conserving-energy-at-home-in-southlake-tx/">Southlake real estate</a>, <a title="Pastoral Colleyville TX Real Estate" href="http://www.realestatenorthtexas.net/realestateblog/2007/12/17/pastoral-colleyville-tx-real-estate/">Colleyville real estate</a>, <a title="Showcase of Grapevine TX Homes" href="http://www.realestatenorthtexas.net/realestateblog/2007/12/17/showcase-of-grapevine-tx-homes/">Grapevine real estate</a> and on into Tarrant County and <a href="http://www.realestatenorthtexas.net/pages/guestbook.html">Denton County real estate</a>, the numbers are only slightly better than the entire <a title="10 Steps to Real Estate Transactions in North Texas" href="http://www.realestatenorthtexas.net/realestateblog/2008/02/05/10-steps-to-real-estate-transactions-in-north-texas/">North Texas real estate</a> region.Â </p>
<p>However, North Texas real estate is still faring better than some other parts of the nation.Â  For example, sales in the Northeast fell 8.8 percent.Â  Overall, the National Association of Realtors reported that sales of existing homes dropped to the lowest level in four years:Â  2.6 percent.Â  Median home prices also fell 0.9 percent over the last year to $220,900.</p>
<p>Additionally, there are a record total of 4.2 million existing homes on the market right now with 394,000 of those entering the fray in April alone.Â  Analysts expect this huge overstock to drive prices down for buyers.Â  Sellers will have to reduce prices in order to compete.</p>
<p>Why are there so many homes on the market today?Â  The complex picture can probably be reduced to a handful of factors.Â  One contributing factor is the large number of people who purchased homes only to sell them and make a gain during the boom.Â  Another sector of homeowners have not been able to make house payments because of sub-prime and option-ARM loans; some of these are actually going to foreclosure and banks are now selling their homes.Â  Finally, indignant sellers who paid more during the boom are having a hard time easily cutting prices to sell their homes.Â  Some of these homes have kept their values but the sellers will not be making a profit when they sell.Â Â Â Â </p>
<p>Experts say that the course will right itself eventually.Â  As lenders are forced to use more conventional mortgage products, buyers are certain to have a better experience.Â  It could take another year, though, before the trend is turned around.Â </p>
<p>Cautious optimization, a conservative approach, and more time to fix up little things that sellers will not overlook may be the prescription.Â  As the cost-of-living is rising, maybe it is all for our own good.Â </p>
